Customer case: Over DKK 250,000 saved on an old eternit roof

This roof was close to being replaced. An older corrugated eternit roof, grey and worn after many years in the weather. This type of roof is often replaced because the surface looks finished. The customer chose instead to seal it with Luna Roof roof membrane and saved over DKK 250,000 compared to a replacement.

The slabs were grey and dull, and the surface had broken down after many years of rain, frost and sun. There are skylights and a chimney in the roof, so there are several places where water can find its way when the surface first gives way. The slabs were left in place, and these are the same slabs you see in the picture after the treatment.

Why a replacement is so expensive

A new roof is never cheap, but an Eternit roof costs extra. Eternit sheets from before 1986 may contain asbestos, and the dismantling must follow the rules of the Danish Working Environment Authority, and the sheets must be delivered as asbestos waste. On top of that comes scaffolding, demolition, possibly new battens and underlay, and finally the new roofing itself.

It's the posts that make the difference. With a roof membrane, the panels stay in place, and there's no demolition and no waste to haul away.

It was done instead

The roof was cleaned, and then Luna Roof roof membrane in black was laid over the entire surface. The membrane is laid as one continuous layer over the waves and joints. The result is a roof that is tight and looks almost new, without the sheets being taken down.

The math

The customer saved over DKK 250,000 compared to replacing the roof. How much you can save yourself depends on the size and condition of the roof, and on what a replacement would cost on your particular house. The full calculation is in Roof membrane or new roof? How to calculate the price.

If you want to calculate your own roof, start with the area. A 20 kg bucket covers up to 13.3 m² in one layer. Measure the roof surface, divide by 13.3 and round up to whole buckets. On corrugated sheets, this will take a little more because the waves make the surface larger than the area you measure from above. When does it make sense to have an eternit roof?

Roof membrane is for a roof where the sheets are intact and firmly attached. If there are broken sheets or sheets that are crumbling, they must be replaced first, because the membrane will not hold a hole together. The same applies if there is rot in the battens.

If your roof may contain asbestos, do not use a pressure washer when cleaning it, and read the Danish Working Environment Authority's asbestos regulations before you start. Let the roof dry completely, and choose a day with temperatures above 5 degrees and no rain for the first few hours after application.
